Our Lift and Relay Tile Process


Initial Roof Inspection

Before commencing the Lift and Relay process, we conduct a thorough inspection to assess the condition of your roof. This includes checking for broken tiles, damaged underlayment, and any signs of structural issues.


Lifting the Tiles

Each tile is removed and set aside.


Inspecting and Repairing Wood

We repair or replace any damaged wood areas to ensure the substrate is good order to attach the new underlayment.

Installation of New Underlayment

We then install two layers of high-performance underlayment. We prefer Fontana VulkaSeal underlayment, which comes with a 20-year material warranty from the manufacturer. The underlayment is the primary waterproofing component of the roof system. The roofing tiles are primarily decorative and protect the underlayment from UV damage, but it is the underlayment that keeps the roof watertight.

TWM is cautious about many new synthetic tile roof underlayments due to the numerous failures we've observed in synthetic roofing products over the past 40 years. The concern is that a new roofing product in San Diego might last only 10 to 20 years before failing. We have yet to see a synthetic tile roof underlayment exceed 20 years of durability, and we don't want our customers to take a risk on a product without long-term proof of its lifespan. Why take that risk when we have proven underlayment that has been used successfully for over 80 years? Fontana's asphalt-based underlayment has stood the test of time, with a history of success spanning nearly 100 years. Even a single layer of Fontana underlayment has been proven to last over 30 years. At TWM, we always install two layers on our tile roofs. We are confident that these two layers will last well over 30 years, as evidenced by the many such roofs we have installed in San Diego.


Relaying the Tiles

Once the underlayment repairs are complete, the original tiles are relaid. We meticulously position each tile to maintain the roof's integrity and appearance. This step is crucial for ensuring that the roof remains weatherproof and visually appealing.
